What is MM2H?
How To Apply For MM2H
The MM2H programme is a multiple-entry visa program that is open to all countries recognised by Malaysia. However, the programme has several stringent requirements such as a minimum monthly income, minimum liquid assets, a fixed deposit, plus various other rules.
How to Buy a property in Malaysia
- 1. The buyer must first pay a 3% deposit/intention fee. Once the price is agreed upon, the agent will prepare a Letter of Offer/Booking Form, and both parties will sign to confirm the sale agreement.
- 2. The buyer appoints a lawyer to begin discussing the terms of the Sale and Purchase Agreement (SPA). The contract must be finalized and signed within 30 days.
- 3. Once the SPA is signed, the buyer must pay a 10% down payment (minus the 3% already paid, so an additional 7% is paid to the lawyer).
- 4. The lawyer will then proceed to stamp the agreement, handle land office procedures, and obtain Foreign Consent (approval for foreigners to purchase property). This process takes about one month.
- 5. Once the above steps are completed, the buyer must pay the remaining 90% balance to the lawyer within 3 months (if the buyer exceeds this period, a late payment interest of 8% per annum applies). The seller’s lawyer will then settle any outstanding loans with the bank, pay quit rent, management fees, and other miscellaneous charges.
- 6. Keys are handed over and the lawyer arranges the property handover—done!
