Buyer Guide

Paramount's third project on Jalan Ampang

Ashwood 2 is the next residential launch from Paramount Property on the Jalan Ampang side of the city, after The Ashwood and The Atrium, both of which sold out. It is a separate site, not a later phase of The Ashwood: 3.76 acres of freehold land off Jalan Ampang in the U-Thant enclave, which Paramount bought from IOI Properties for RM 257.9 million in 2026. The plan is two towers rising to 41 storeys, 458 serviced residences, and a gross development value of about RM 1.1 billion.

Every unit has three or four bedrooms, and every one opens off its own private lift lobby. Eight floor plans run from 1,491 to 2,661 sq ft. That makes this a family product, not an investor studio block, and it tells you who Paramount is selling to: owner-occupiers and long-stay tenants who want an embassy-row address without paying KLCC-core prices. The figures on this page come from the developer's soft-launch preview. The official launch is targeted for end-2026.

Preview prices, and the psf to actually compare

Preview prices run from RM 2,081,000 for a 1,491 sq ft Type A in Tower B to RM 4,274,000 for the top of the 2,661 sq ft Type D. On built-up area that is about RM 1,365 to RM 1,606 per square foot. The KLCC median on our 2026-Q3 price index was RM 2,300 psf. On paper, this is the lowest asking psf on our KLCC list, and it is a new freehold.

Read that number carefully. The built-up figure includes the private lift lobby, which is 124 to 232 sq ft depending on the type. Strip it out and Type A works out at about RM 1,603 psf on its 1,298 sq ft main unit, and Type D at about RM 1,638 psf on 2,429 sq ft. Still well under the district median, but much closer to completed KLCC stock like Eaton Residences than the headline suggests. Compare buildings on the same basis before you call this a bargain.

Which layout to pick

The A types (1,491 to 1,652 sq ft, two bathrooms, two to three car parks) are the rental pick. They are the lowest tickets in the building and the easiest to let to an embassy or corporate family. Type B at 1,747 sq ft adds a third bathroom, a dry kitchen and a study from RM 2,546,000. The C types at 2,273 sq ft and Type D at 2,661 sq ft, with dry and wet kitchens, utility rooms and three to six car parks, are homes for owners who will live in them. Type D also adds a junior suite and a study that works as a family lounge.

One detail to ask about. The same 2,273 sq ft Type C starts RM 114,000 higher in Tower B (RM 3,411,000) than in Tower A (RM 3,297,000). The preview list does not say why. Ask which floors and stacks each tower's price range covers, and which way those units face, before you pick a tower. On a unit this size, the view does most of the work at resale.

Location, title and timing: the trade-offs

The address is quiet, among embassies and low-rise homes, but the towers are not on your doorstep. The nearest rail is Ampang Park on the Kelana Jaya Line, about 9 minutes on foot along Jalan Ampang. The Putrajaya Line station at the same interchange is about 13 minutes away, and Persiaran KLCC MRT about 14. KLCC Park is about 1.6 km and the Petronas Twin Towers about 1.7 km. If you want Suria KLCC a five-minute walk away, Sofitel KLCC is the building for that, at a much higher psf.

Two more things to price in. Paramount describes the land as a freehold commercial parcel, so ask for the projected service charge, the sinking fund, and the utility tariff and quit rent that will apply. And this is an off-plan wait: completion is expected at the end of 2030, in Q4, about four years after the preview launch. Freehold title, a developer whose last two Jalan Ampang projects sold out, and an entry under RM 1,700 psf make the case. Four years off-plan is the cost of it.

Yes. Foreign buyers can purchase units at Ashwood 2 priced above RM 1,000,000. The MM2H visa programme offers additional long-stay benefits for international investors.

Is Ashwood 2 part of The Ashwood?+

No. It is a separate freehold site off Jalan Ampang from the same developer, Paramount Property, which launched The Ashwood and The Atrium in the area. Both sold out. Ashwood 2 has its own two towers, 458 units and its own facilities on dedicated levels.

What do the preview incentives cover?+

The soft-launch preview lists zero SPA and loan legal fees, including loan stamp duty and disbursements, plus incentives for repeat Paramount buyers, all subject to the developer's terms. Get the covered items in writing before you sign a booking form, because the official launch package may differ from the preview.

When will Ashwood 2 be completed?+

Completion is expected at the end of 2030, in Q4. Payments are progressive during construction, so you carry about four years of exposure to the build schedule. Size your deposit and financing so a delay does not strain you.

Why is the price per square foot lower than other KLCC condos?+

Three reasons. The built-up area includes a private lift lobby of 124 to 232 sq ft, which lowers the headline psf; on main unit area Type A is about RM 1,603 psf. The site is about 1.7 km from the Petronas Twin Towers rather than beside them. And completion is not expected until the end of 2030, so you are paying today for a building you cannot use for about four years.
