The two owner units we are marketing set the current price points: a fully furnished 645 sq ft one-bedroom on level 10 of Tower 3 at RM 1,500,000 (about RM 2,326 per square foot), and a designer-renovated 1,022 sq ft three-bedroom, unit T1-25-2 in Tower 1, at RM 2,400,000 (about RM 2,349 per square foot). Both are viewable by appointment before any commitment.

For context, unrenovated resale stock in these towers has been listing around RM 2,200 per square foot and well-positioned units ask RM 2,238 to RM 2,378, so both units are priced inside the market band with the finish already in. A bare unit at the same rate still needs six figures of fit-out before it earns rent, which is the comparison to run when you weigh asking prices.

What rent can a unit here achieve?

Asking rents at Core Residence run about RM 10 to RM 10.70 per square foot monthly on the major portals, which puts a 645 sq ft one-bedroom at roughly RM 6,400 to RM 6,900 a month. The Tower 1 three-bedroom is the family and owner-occupier buy: 1,022 sq ft is the largest layout Core Residence offers, renovated three-bedroom stock in TRX is scarce, and the interior design work, timber-slat feature walls, built-ins, and cove lighting, is already done and paid for.

The Tower 3 one-bedroom is the investor buy: hotel-grade fit-out, furnished down to the appliances, rentable the week you complete.
