One masterplan, two phases

Pavilion Damansara Heights covers 15.84 freehold acres beside the Sprint Highway, a joint venture between Pavilion Group and Canada's CPP Investments. Phase 1 is built and running: the mall opened on 9 October 2023 with a direct link into the MRT station, nine corporate towers feed the precinct a weekday workforce, and the first three residential towers, Windsor Suites, Regent Suites and Crown Residences, have been handed over.

What is on sale now is Phase 2: two residential towers, Imperial Residences and Royal Suites, plus a corporate suites and hotel block of about 196 keys. The developer's filing puts expected completion at March 2030. Buying here today means buying off-plan into a precinct whose mall, offices and rail link already operate, which is a different risk profile from an empty-site launch.

Imperial Residences: the family tower

Imperial Residences is the larger-format tower: 50 storeys and only 154 units, in 3,380 and 4,090 square foot four-ensuite layouts plus 7,459 square foot penthouses on the top three floors. Every home has a private lift lobby, natural marble in the living areas and engineered timber in the bedrooms.

The developer's advertising filing (February 2026) lists selling prices from RM 5,629,000 to RM 19,812,000, about RM 1,665 per square foot at entry. Facilities run across two dedicated floors: the Courtyard on level 6 and the Sky on level 50, with a heated lap pool, gym, spa and function rooms.

Royal Suites: studios and dual-keys beside the station

Royal Suites is the investment-format sibling: 51 storeys, 490 units, and the closest residential tower to the MRT entrance. Layouts run from 452 square foot studios through 635 to 850 square foot suites up to 1,550 square foot family units, with 1,302 and 1,679 square foot dual-key layouts in the high zone for owners who want to live in one half and rent the other.

Royal Suites pricing is quoted per unit by the sales team rather than published as a range, so ask us for the current price list. Kuala Lumpur's RM 1,000,000 floor for foreign buyers may rule the smallest studios out for non-Malaysians, depending on where final pricing lands.

The daily practicalities

The station under the development is two stops from KL Sentral and five from Pavilion Bukit Bintang on the Kajang Line, which also runs through Tun Razak Exchange. By car, the Sprint Highway is the front door. Cempaka and Stella Maris international schools are minutes away, with Garden and Mont Kiara international schools, Kuala Lumpur Golf and Country Club and Pantai Hospital in the surrounding belt.

The trade-off against KLCC is simple: you give up the walk-to-Petronas address and get a quieter establishment suburb where the mall, offices, hotel and rail sit in one block. Compare the per square foot numbers on our price index before deciding.
