The Ashbourne KL Review: Is Ashwood 2 Worth the Four-Year Wait?

The Ashbourne KL, also called Ashwood 2, opened pre-booking on 1 November 2026. We test the real psf, the day-one costs and the rent it must earn, then say who should pass.

Is The Ashbourne KL Worth Buying? Our Short Answer

The Ashbourne KL, which many agents still call Ashwood 2, suits a family that plans to live there. It suits an income investor far less. Pre-booking for these freehold three and four-bedroom homes opened on 1 November 2026, on a U-Thant site just off Jalan Ampang, and Paramount Property's preview list starts at RM 2,081,000. Paramount is targeting Q4 of 2030 for handover. A buyer who signs this month collects no rent for about four years, and that single fact should drive the decision. The address is a 9 min walk to Ampang Park (Kelana Jaya Line). From the gate it is roughly 1.6 km to KLCC Park and 1.7 km to the Petronas Twin Towers.

Our listing page holds the full specification, so this Ashwood 2 review does a different job. It sets the project against the five other KLCC buildings on our list, adds up what you pay on day one, tests the rent a Type A has to earn, and names the buyers who should pass. Every project figure here comes from the price list Paramount issued for its preview, and that list can change. Nobody can inspect a finished unit yet. No rent has been collected and no resale has happened, so any claim about achieved rent at this address is a guess. That includes ours, and we label it.

Ashwood 2 vs The Ashwood: Get the Site Right First

Search for this project and you will soon land on The Ashwood, Paramount's earlier project nearby. That is the first trap. Ashwood 2 and Ashwood Phase 2 are agent shorthand for The Ashbourne, and the shorthand suggests a second phase on one shared site. It is not one. The Ashbourne stands on its own 3.76 acres, with two towers of up to 41 storeys, 458 serviced residences and facilities of its own. Portal pages and agent flyers do not always keep the two apart. If a listing blends the names, ask which land parcel it means before you read the price, and check the site address on the booking form.

The name also trades on a reputation, so test it. The Ashwood and The Atrium both sold out, which is fair evidence of demand for Paramount Property on Jalan Ampang. A sell-out says nothing about finish quality, defect handling or how a building is run three years after handover, and those are the things that set rent and resale. Ask the sales team which finished Paramount buildings you can walk through. Then go and look at the lobby, the lifts and the management office. Thirty minutes there will tell you more than any brochure, and it costs you nothing before you commit a booking fee.

How The Ashbourne Compares With Five KLCC Buildings

The headline makes The Ashbourne the cheapest building per square foot on our KLCC list, at about RM 1,396 against about RM 1,500 for freehold Aria Residences. Treat that with care. That built-up figure counts a private lift lobby, so the fair number for Type A is about RM 1,603 psf on the main unit. That lands above Aria and roughly level with leasehold Eaton Residences at about RM 1,600. New freehold stock at that level is still decent value. But the discount is smaller than the card suggests, and you pay for what is left with time. Compare on main-unit area or do not compare at all.

Ticket size tells a different story. Every other building here starts between RM 1,000,000 and RM 1,800,000 because each one sells smaller homes. This project has nothing under three bedrooms, so its RM 2,081,000 opening price buys 1,491 sq ft. The closest match on our list is the top of Aria, at about RM 2,250,000 for 1,502 sq ft of completed freehold. Type A saves roughly RM 170,000 on the sticker. That saving costs you about four years of rent, and a slice of the area is lobby. For an investor, Aria wins that comparison without much of a fight.

Go larger and the picture flips. Above 1,502 sq ft, only Eaton Residences and Sofitel KLCC on this list sell bigger homes. One is leasehold and the other asks about RM 2,300 psf. A 2,273 sq ft Type C at RM 3,297,000 in Tower A comes to about RM 1,451 psf, and taking off even the largest lobby in the building, 232 sq ft, only moves it to about RM 1,615. The same floor area at Sofitel KLCC's asking rate would run to about RM 5,230,000. No lift lobby explains a gap that wide. Outside KLCC, the freehold family option we list is in Damansara Heights, where Imperial Residences starts from RM 5,629,000.

What You Pay on Day One: Stamp Duty and Preview Incentives

Start with stamp duty, because the preview incentives as listed do not clear it. The offer waives your SPA and loan legal fees, plus loan stamp duty and disbursements, on Paramount's terms. Duty on the transfer itself does not appear on that list. On a RM 2,081,000 Type A, a Malaysian citizen or PR on the tiered scale pays RM 67,240. The foreign rate is a flat 8%, which is RM 166,480. On a RM 3,297,000 Type C those figures become RM 115,880 and RM 263,760. Duty is assessed on the higher of price or market value, so read these as minimums. Our stamp duty calculator runs any other price.

Every unit here sits above the RM 1,000,000 that Kuala Lumpur demands from foreign buyers, so the floor is not the issue. The extra cost is. That RM 99,240 gap on Type A equals about 4.8% of the price, and it has to be earned back before a foreign owner sees any gain. The exit is taxed as well. RPGT takes 30% of a foreign seller's gain in years one to five, then 10% from year six. Put those two facts together and this is not a flip for an overseas buyer. It works as a long hold, or as a home you actually intend to use.

The Rent Test: What Type A Has to Earn

There is no rental record here, so we will not quote one. We can work backwards instead. Our rental yield guide puts KLCC at 3.5 to 5.0% gross. On RM 2,081,000, a 3.5% yield needs about RM 6,070 a month, 4% needs about RM 6,940 and 5% needs about RM 8,670. Our guides put furnished three-bedroom KLCC rents from about RM 8,000 a month upward, but that evidence comes from buildings nearer the towers and the MRT. We would model U-Thant at the low end of that band. At RM 8,000 a month, Type A grosses about 4.6%. That assumption is ours, not Paramount's.

That 4.6% is a gross figure, and it starts in 2031. Service charge, sinking fund, quit rent and the utility tariff all come off it, and we have not seen those numbers yet. We will not publish a net yield until we do. Now put the wait in ringgit. Four years of rent at RM 8,000 a month is RM 384,000 before costs. A completed home at a similar price could collect that while these towers are still going up. Few launch brochures show you this line, and it is the biggest single number in the whole comparison between waiting and buying.

The fair counter-argument is cash flow. Payments during construction are progressive, so you do not fund the full price on day one, and whatever you have not yet drawn stays yours to use elsewhere. That softens the cost of the wait. It does not remove it. A buyer who needs income should buy a building that already exists. A buyer who wants a home in 2031 and has spare capital today can accept the wait, because rent was never the point for that household. Be honest with yourself about which of those two buyers you are before you sign anything at the sales gallery.

U-Thant Location: A Family Address, Not a Walk-to-Work One

We usually push KLCC buyers to screen on walk time, and The Ashbourne fails that screen. Ampang Park is the nearest rail at 9 minutes on foot. The Putrajaya Line platform at that interchange takes about 13 minutes and Persiaran KLCC MRT about 14. Three rivals on our list, Aria Residences, The Conlay and Eaton Residences, are each a 5 min walk to Conlay (Putrajaya Line). A single expat on a short posting will pick those every time, and we would not expect a U-Thant condo for sale at this size to win that tenant. The floor plans do not try to.

Families weigh this differently. Type A gets two or three car parks and the C and D types get three to six, which tells you the plans assume a car and probably two. U-Thant gives that household quiet embassy streets and low-rise neighbours, with Jalan Ampang close when they need it. Suria KLCC is about 1.6 km away, so it is a short drive, not a stroll. That trade makes sense for a freehold condo on Jalan Ampang bought as a home. Drive the morning run along Jalan Ampang on a weekday before you decide, because traffic is the one thing no floor plan shows you.

Five Questions to Put to Paramount Before You Book

First, running costs. Paramount calls this land a freehold commercial parcel, so get the estimated service charge, sinking fund, quit rent and utility tariff in writing. Second, the law. Ask whether the sale falls under the Housing Development Act and what the late-delivery compensation is, because on a commercial parcel you should not assume either answer. With four years of building ahead of you, that clause matters more than the kitchen brand. Third, the unit mix. Paramount's stated GDV of about RM 1.1 billion across 458 units averages about RM 2,400,000 a unit, which suggests most of the building is A and B types. Ask how many C and D units exist, since scarcity there would support resale.

Fourth, the RM 114,000 gap between Tower A and Tower B on the same Type C. Get the floor range behind each price so you know what the extra money buys. Fifth, the booking itself: which incentives are confirmed for your unit, and what happens to your booking fee if you walk away. If the answers come back clean, our call is simple. Buy the C types to live in, because that is where this project beats everything else we list on price for the space. Buy the A types only with money you can leave alone until 2031. If you need rent next year, buy something that already stands.

The Verdict

Best for
Families who will live in a large freehold home off Jalan Ampang from 2031 and want 2,000 sq ft or more without paying Sofitel KLCC's psf.
Not ideal for
Investors who need rent before 2031, and buyers who screen on a five-minute MRT walk, since the nearest rail is a 9 min walk to Ampang Park (Kelana Jaya Line).
Better than
Sofitel KLCC and The Conlay on psf, even after the lift lobby comes out: Type A is about RM 1,603 on main-unit area against about RM 2,300 and RM 2,450.
Worse than
Aria Residences and Eaton Residences for income today. Both are completed, both are a 5 min walk to Conlay (Putrajaya Line), and neither asks more per square foot than The Ashbourne's main-unit figure.
Expected return
No rental record exists. At our assumed RM 8,000 a month, Type A at RM 2,081,000 grosses about 4.6% from 2031, before service charge and sinking fund. Capital growth is unproven until the towers stand.
Risk level
Moderate. The land is freehold and Paramount sold out both earlier projects on this road, but the biggest risk is four years of off-plan exposure with running costs we have not yet seen.

Frequently Asked Questions

Is The Ashbourne KL a good investment?

For rental income it is not the best option on our list, because no rent arrives before the towers are finished in Q4 of 2030, and we have not yet seen the running costs. For a family buying to live in, it is a strong option. A 2,273 sq ft Type C at RM 3,297,000 comes to about RM 1,451 psf, well under Sofitel KLCC at about RM 2,300.

Is The Ashbourne cheaper than Aria Residences?

On headline psf, yes: about RM 1,396 against about RM 1,500. On main-unit area, no: Type A is about RM 1,603 psf once the private lift lobby comes out. Aria Residences also starts lower in cash, from RM 1,200,000 against RM 2,081,000, because it sells smaller homes, and it is a completed freehold.

How much stamp duty do I pay at The Ashbourne?

On a RM 2,081,000 Type A, citizens and PRs pay RM 67,240 on the tiered scale, and the foreign rate is a flat 8%, or RM 166,480. Duty is assessed on the higher of price or market value. The preview incentives name your SPA and loan legal costs and loan stamp duty, but they do not name stamp duty on the transfer.

Can foreigners buy at The Ashbourne?

Yes. Every unit is priced over the RM 1,000,000 that Kuala Lumpur sets as its foreign floor. Stamp duty is a flat 8% for them, and RPGT takes 30% of the gain in years one to five and 10% from year six, so plan on a long hold.

How far is The Ashbourne from KLCC?

Roughly 1.6 km to KLCC Park and 1.7 km to the Petronas Twin Towers. The nearest rail is a 9 min walk to Ampang Park (Kelana Jaya Line), and Persiaran KLCC MRT takes about 14 minutes on foot. It is a short drive to Suria KLCC, not a five-minute walk.
